Tenant Selection Plan


ELIGIBILITY

1. Applicants must show proof of U.S. Citizenship, immigration status, or visa. We make copies of driver’s licenses or government issued photo IDs.

2. Applicants must show proof of adequate income.

3. Applicants must have 3 personal references that are not of any relation.

4. Applicants must provide an emergency contact individual who is not going to reside in the property.

5. Applicants must provide all prior landlord/rental history.

6. Applicants must pay a $50 application fee for every applicant who will be living in the property.


ACCEPTABILITY

Though we review every case individually, the applicant or any member of the household MAY BE CONSIDERED UNACCEPTABLE and MAY NOT BE OFFERED APPROVAL if any of the following conditions exist:


1. The applicant or any household member has record of an eviction filing against them in the last 5 years.

2. The applicant or any household member is subject to a state sex offender registration requirement.

3. The applicant or any household member has a negative criminal record or history of criminal activity.

4. The applicant or any household member has a negative or unacceptable police record check.

5. The applicant or any household member has a negative or unacceptable personal or landlord reference.

6. The applicant or any household member has submitted false, untrue or incomplete information on their application.

7. The applicant or any household member has an unacceptable credit history for things other than medical or educational expenses.


SOURCES OF REFERENCES

Sources of references can be, but are not limited to:

1. Supplied references or contacts

2. Printed, electronic, or social media

3. Driving by applicant’s current residence

4. Personal knowledge of living conditions

5. National and local background checks

6. Any source deemed reliable by Silverheels Property Management, LLC


Applicants are screened for eligibility and acceptability according to when the completed application is received and information is verified. A $200 hold will reserve a rental unit for the applicant who placed the Hold (until his/her application is accepted or rejected for a maximum of 7 days or until the property becomes available), regardless of the order in which the application is received.


Third-party sources will be contacted to verify all criteria that apply to the applicant(s). Not all properties are pet-friendly. Not all properties accept payment assistance programs.


Silverheels Property Management, LLC depends on references to give honest, truthful information to use in our selection of tenants; therefore, any information given to us by our sources remains confidential between the references and Silverheels Property Management, LLC. Silverheels Property Management, LLC is not obligated to disclose the reasons for our decision to approve or deny any applicant.
